Q: I have been contacting a Realtor company for days. I have been wanting to at least look at this house, but they won?t show it to me. They didn?t ask me any questions about myself, they just told me it had problems and they could find something better. Next time around they told me that they were only accepting cash offers, but never asked me if I had the cash. It has been back and forth, excuse after excuse, and I?ve seen them showing the house to other families, is this even legal? What should I do?

A: If the property is available through a multiple listing service, find your own agent and have them make the appointment to show you the house. You do not want to be dealing with the listing agent who may have their own buyer or may have other reasons why they don?t want you to look at the house. Get your own agent-preferably an exclusive buyer?s agent. In most cases it costs you nothing.

A: On the surface, this is very odd behavior on the listing agent?s part- it sure doesn?t sound like the agent is representing their seller very well! Have you tried talking to the agent?s broker to find out why there is resistance to showing you this particular home? If you are serious about wanting to purchase this home, the only other option I can think of is to hire a buyer agent from a different company and have them show you the home. You will have to provide proof of funds on any ?cash only? homes when making an offer.

A: Hello ? I?m sorry you have been having a tough time. There is no excuse for someone not willing to show you a property. If they are unable to show a specific property you might consider contacting another agency in town. Put aside your anger with that agent and realize that sometimes things are beyond a real estate agents control. The property might not qualify for traditional mortgage loans or the seller will take cash offers only. A seller has that right.

A: I?m not sure why this office would not show you this home but if I were you I would contact another Realtor as any Realtor or Broker can show you the home. You do not have to call on the office that has it listed. Call another office, possibly ask a friend that has used an agent recently for a referral or call one of the bigger named offices in your area and ask if they can connect you with an agent as you do not have one, and I?m sure they would love to do that. Once you have another agent involved you should be able to get in to see the home.
